Eagleville Planning Commission Meets By Glenda Dyer The Eagleville Planning Commission has voted to recommend to city council the rezoning of a new 1-acre, single home subdivision on Highway 41A south from general industrial (I-1) to medium density residential (R-2). The action on rezoning the "Craig & Shandy Sewell Subdivision" took place at a special called meeting held Oct. 11. The subdivision plat was considered at the Aug. 6 planning commission meeting. Sewell, who owns the sod farm, said at the earlier meeting that a house would be built on the 1-acre plot, which is part of a parcel of land that is zoned I-1. The I-1 zoning does not allow any "new residential activities," according to the zoning ordinance. City Planner Bo Logan said that the 1-acre site could have been zoned R-1, which is for low density residential areas, if the site being considered was at least two acres. According to Eagleville’s zoning ordinance, the minimum lot size for R-1 is 2 acres, whereas the R-2 zone only requires a 20,000 square foot lot for a single-family residence and 30,000 square feet for a duplex. The R-2 zone allows all the uses permitted in R-1 plus it also allows duplex dwellings. Also, the minimum yard requirements for an R-2 area are less than those required in an R-1 zone. Mayor Nolan Barham said the recommendation for the rezoning will be presented for city council consideration at the October meeting. At a planning commission meeting on Oct. 1, commissioners gave approval for Doyle Wood, who owns the new Eagle Roost Smokehouse and Grill, to modify sidewalks to provide better access to his building and the business next door. The restaurant is located in the former When Pigs Fly building on Main Street. Wood predicts the Eagle Roost restaurant will open at the soonest on Nov. 1 but more likely about Jan. 1. "This is three month longer than I thought from the beginning," he said. Wood also inquired about adding sidewalks and/or curbs along the parking lot at the former Huckleberry’s Café, which he also owns, to keep motorists from cutting across the property. Wood is planning to turn the building, which is located at the corner of Allisona Road and South Main, into a coffee shop and ice cream place. The eatery will be named the Billy Goat Café. No action was needed from the planning commission for the sidewalk work, except Wood will need a permit for the sidewalk construction. He also inquired about constructing a new storage building to replace an existing one at the former Huckleberry’s location. More information was needed on how close the storage building is to the property boundary before commissioners could decide on what, if any, action would be needed. Wood said he already has a permit for renovating the former Huckleberry’s location. He does not plan on adding onto the building unless the health department requires another bathroom. He plans on tearing down a wall inside the building and adding a new ceiling and redoing the exterior which will include an outside seating area. "I believe it will look sharp," he said. "It will be an old building but I it will be sort of up scale." |
